The International Code Council (ICC) Property Maintenance and Housing Inspector certification validates an individual's technical knowledge, education and related experience as an inspector. The certification holder demonstrates the ability to provide a thorough analysis of a property and its utilities and determine conditions and level of safety. A certified individual has knowledge of residential and property maintenance codes and an understanding of factors such as: lighting, ventilation, occupancy, fire safety, plumbing and electrical systems and conditions within the property. Additionally the certified individual must understand the legalities of code administration as it applies to property maintenance regulations and inspections. There are no experience requirements, education requirements, or pre-requisites that must be met prior to taking the written exam. However, individuals seeking the Property Maintenance and Housing Inspector certification should have technical knowledge and related experience in their chosen field of expertise. Candidates are required to pass a multiple-choice written exam with at least a 75%.
